Roof flashing leaks

Metal flashings play a key role in weathertightness, and leaks observed around flashings should be attended to without delay

  • attend to leaks promptly. If ignored, they can become worse over time and cause more damage

  • where the installation of the flashing is relatively recent (in the last few years), ask the original installer back to make the repair or replacement

  • flashings are a key part of the weatherproofing of a roof. Replacement/repair of flashings should be carried out by a person with the appropriate skills, experience and equipment. This is not work for a novice. Work on roofs is restricted building work under the Building Act and anyone engaged to carry out this work must be a licensed building practitioner or be supervised by an LBP

  • the repairs required will depend on the flashing material and nature of the leak. Simple repairs to uncoated galvanized steel, zinc, stainless steel or copper may be made by soldering the joints, for example. Other options include the application of a proprietary liquid rubber manufactured specifically for waterproofing purposes

  • when working at height, always let someone know. Ensure the access ladder is safe and is securely set up on stable ground. Where necessary, use a roof ladder or other safety system on the roof itself

  • check over a roof once a year to ensure it is in sound condition
