Subfloor services – unsupported waste and water pipes

Cause

Poor installation, or damage by tradespeople

Repair

  • always let someone know when you are going to work under a house

  • attach all loose pipework to framing at 300–400 mm centres with proprietary clips or brackets. Options include hanging brackets (for below framing) and standoff brackets (for alongside framing)

  • install insulating sleeves to all hot water pipes, and to cold water pipes in areas subject to frost/freezing. Use purpose-made, preformed insulation a minimum 13 mm thick

  • if water hammer is a problem (where pressure surges through a water pipe cause vibrations that make a hammering sound), clip pipes with rubber insulated clips or clip over the pipe insulation and fix pipework rigidly to prevent movement
