Roofing stops short of gutter

Repair

  • if the roofing was installed in the last 10 years, call the original installer back to make repairs – poor installation may lead to weathertightness and durability problems. Homeowners can take action for up to 10 years after building work is completed if implied warranties set out in the Building Act have not been met. These include requirements that building work be carried out competently and with reasonable care and skill
  • with a new or relatively new roof, roofing underlay underneath the profiled metal should project over the back edge of the guttering no less than 50 mm
  • for the metal roofing itself, the NZ Metal Roofing Manufacturers say in their installation guide: “The length of the overhang of sheeting into a gutter or spouting depends on the pitch of the roof and the site exposure to wind and rain. The minimum overhang for roof cladding with a pitch between 10° and 35° is 50 mm, and 40 mm is regarded as suitable for a roof above 35°. When the ends of the ribs are baffled by a spouting and the pitch is below 10°, the overhang should be increased to 60 mm minimum.”
  • if the roofing is old or the installers cannot be located, seek advice from an experienced building surveyor or a roofing contractor
  • depending on the circumstances it may be possible to replace the lower sheets of roofing with longer lengths, or for short lengths of roofing to be installed under the existing roofing, sealed to it and lapped by 150 mm. A temporary fix may be to install a purpose-made flashing under the roofing to overhang the back upstand of the gutter. These options may not be acceptable if they will be visible from the ground
  • replacing the roofing may be a more effective option
