Slate roofing – cracked or damaged slates

Cause

Surface degradation due to age

Repair

  • identify how the slates were installed, what particular slates were used and how many need to be replaced. Traditional means of installing slate roofs use copper fixings on timber battens, but there are also proprietary systems that use metal battens and stainless steel clips

  • consult the original supplier or installer, or failing that another slate roofing company. Some suppliers have access to recycled or second hand slates that may be suitable for replacing individual slates

  • if you plan to do the work yourself, be aware that while slates can make very durable and long-lasting roofs, they can be damaged if you walk on them. Always let someone else know when you are working at height. Make sure your access to the roof (ladder or scaffolding) is secure and on a stable base

  • where damage is extensive, consider replacing the roofing. If the roof has met minimum Building Code durability provisions (it has lasted at least 15 years) and is being replaced with a comparable material, a building consent is not required. If it has not performed well for at least 15 years or is being replaced with a completely different type of roofing, a building consent must be obtained

Cause

Careless walking on the roof, or impact damage from cricket balls or other hard objects

Repair

  • follow the guidance above

Cause

The slate is at the end of its serviceable life

Repair

  • the roof should be replaced. If it has met minimum Building Code durability provisions (it has performed well for at least 15 years) and is being replaced with a comparable material, a building consent is not required. If it has not lasted for at least 15 years or is being replaced with a completely different type of roofing, a building consent must be obtained

  • if you are replacing the roof with new slate roofing, contact several companies and installers to discuss the different types of slate on the market and the types of fixing system. Consider carefully the quality of the slate and the period of guarantee or warranty available – there are cheaper products on the market that have a much shorter serviceable life (and period of warranty) than other products
