Windows – leaking at corner mitres
Cause
Sealant failure around the joint
Repair
- where windows have removable exterior glazing beads (generally in older aluminium frames), remove the glazing seals, beading and glass if necessary; clean out the area around the bottom corners of the window; apply a new bead of sealant to the joint; reassemble window frame and glazing
- take the window frame out of opening and add corner soakers and/or have the window professionally refurbished
- where it is suspected that the building may be leaking and there is a risk of damage, engage a building surveyor to report on the building

Thermal expansion and contraction - more likely to occur with darker-coloured aluminium frames
