Rollers (wheels) are worn or damaged

- remove the door and replace rollers

- remove the door and replace the track

Rollers need cleaning and/or lubricating

- ensure that roller assemblies and tracks are unclogged and cleaned − door thresholds and window sills are particularly susceptible to corrosion and sticking if not kept clean
- hardware components, roller assemblies and tracks can be lubricated with a wet silicone spray using a straw applicator

- release the grub screw and turn the cam to lift or lower the door
Cause
The lintel above is sagging
Repair
- remove the architrave and facing and try to create a clearance between the frame and lintel; if not possible, the lintel may need to be replaced with a larger lintel
Cause
The building has settled
Repair
- if the building has settled, consider re-levelling and/or levelled repiling during renovations; the door can then be adjusted. A building consent may be required for this work
