Check gutters and downpipes for:

  • blocked gutters
  • broken or loose gutters or downpipes
  • missing pieces of gutter or downpipe
  • insufficient fall to drain water
  • rainwater being discharged onto the ground. Rainwater from roofs must be disposed of properly to a stormwater system, a soak pit, a natural watercourse or to a storage vessel (with overflow to stormwater system, soak pit or natural watercourse). Rainwater should not be discharged into a gully trap.

Where blockage from leaves is a problem, fit leaf guards over the gutters and leaf screens on downpipes.

To stop water from ponding, uPVC gutters should have a minimum fall of 5 mm for every 10 m of length. Metal eaves gutters should have a minimum fall of 20 mm fall for every 10 m of length.

Internal gutters can be a particular risk for leaks if they are not properly maintained. Ensure they remain clear of leaves and debris and check for damage or corrosion.
